DESIGN + BUILD

Design + Build is an alternative approach to the more traditional design-bid-build project delivery method. Design + Build firms take the project from concept to reality rather than hiring two companies, one to design and another to build. Owen Homes has adopted the design + build approach by creating a unified, fluid process used for each of our custom projects.

There are many benefits to a design + build approach; here are our top 5 reasons to choose a design + build project:

Team You
A benefit of having only one firm responsible for your project is that we’re able to consider all aspects, especially during the design and planning stages. This includes fixed costs and allowances, schedule demands, quality, your style and how design translates into construction reality. Probably one of the most important benefits of having one firm-one contract-one team is that there is nothing lost in translation; the design isn’t left up to the Project Manager’s or the construction crew’s interpretation. From day one all of us are on the same page, the same team, working towards a common goal: completing a project that exceeds your expectations.

Expertise
Over the last ten years we have developed a qualified and trained team of experts to handle every aspect of your project. They apply their knowledge and years of hands-on experience into designing and executing each project. All floor plans are created by our design team and if necessary, sent to an engineering company where licensed engineers review the plans. Our designers will work with the engineers to preserve the design without compromising its structural integrity. In addition to our design team, we also have four specialized construction crews and a team of licensed and trustworthy subcontractors that work with us throughout the construction process.

Collaboration
A customized project with a design + build approach offers you an opportunity to be highly involved throughout the entire process. You are able to take control of your investment and make it your own by being an active participant. You’ll collaborate with our team to design your project starting with the floor plans and ending with the smaller details. We will meet regularly so you can make selections for your project and to keep you updated on progress. There are also several resources such as materials lists, schedules, etc. that we provide so you are always informed. Strong communication is key because your project should reflect your needs, style and personality. We wouldn’t want it any other way.

Continuity
Design + build projects have an inherited continuity that we have expanded on through our fluid process. We utilize the time you would have lost through the traditional design-bid-build route by scheduling crews and subcontractors, ordering materials and meeting to begin design while plans are being approved by the architectural engineer. The design meetings are organized to make selections 4-6 weeks in advance to avoid any major delays. While our team is working with you on design, we are also focusing on maximizing efficiency and functionality. Utilizing this approach we are able to provide you with a high-quality, personally-crafted project.

Your Guide
We’re here to guide you through the process so you have a positive experience. Projects have a reputation for being stressful and intimidating for homeowners, but they don’t have to be. Our organized and detailed design + build process divides the design phase into manageable sections. This gives you a reasonable time frame to make decisions so you aren’t left feeling overwhelmed or pressured. With any project we will still encounter some unexpected challenges, but our team is prepared to quickly find solutions and/or present options on how we can proceed. There will always be factors that we can’t control, such as the weather or material availability, but we are determined to always stay one step ahead of the game.
